What if the wet area is outside my unit but inside the development?

Notify the person responsible for the common area and identify the affected location. Report what you see. The person with authority over the area must approve any search, water shutoff or digging.

What to establish first

Use a building number, walkway junction or fixed landscape feature to describe the wet patch. Report whether it affects pedestrian access and whether the ground appears damaged. Keep away from openings, unstable surfaces and electrical equipment.

Tell management about nearby irrigation if you know it exists. Do not change the watering program or a common valve to test a theory. Record the time the water was seen so it can be compared with information management already holds.

Agree the inspection scope

Establish who controls the water account and the property where investigation is proposed. Management can help identify whether the concern is at utility equipment, a private supply or irrigation. Each possibility needs a scope that names the relevant system.

For an island property, ask for the supplier shown on the account rather than inferring it from the postal city. Official FPUA water information and the county’s North Hutchinson Island report are reference points, not a substitute for the account details.

Local checks and the next decision

If work is planned beneath a walkway or common landscaped area, include access restrictions and the needs of other occupants. Ask who will close or protect the work area and what surface restoration is proposed. Ask whether the leak inspection includes these tasks.

Utility marks alone do not account for every private connection. Sunshine 811 explains the distinction in its homeowner FAQ. Have the party arranging excavation address both member utility facilities and any private-line locating needed.

Return a clear location to management

Ask for findings referenced to durable features, not only a removable flag. Record which supply was examined and any section left untested. This gives management a usable basis for arranging the repair without turning a wet landscape photo into an assumed pipe plan.
